Construction is due to start by the end of the year on the project, dubbed ‘Gulch Crossing.’ The development is slated to include 19,000 square feet of retail space and a parking garage with 750 spaces. Site work will begin shortly for the project.
With the office portion of Gulch Crossing 35 percent leased, negotiations are continuing with other possible tenants, including a bank, to occupy the remaining office space, Melton said.
Gulch Crossing is planned to be located at 1033 Demonbreun St. between the CSX railroad tracks and 11th Avenue South with the main entrance connected to the Demonbreun viaduct.
The lobby at the Demonbreun level will feature 3,000 square feet of retail space and serve as the main entrance to the five-level structured parking garage, which will be under the office tower and extend from Demonbreun to a second entrance on 11th Avenue. Two parking levels will be below ground. A pedestrian staircase will connect the project’s upper and lower levels and provide access from Demonbreun to the additional 16,000 square feet of ground floor retail space along 11th Avenue.
