If you have been wondering what development will be occupying the space near the intersection of Cool Springs Boulevard and Mack Hatcher Parkway, wonder no more. One of the nation’s top apartment developers has plans for a 264-unit apartment complex right near the Franklin intersection.
The Artessa apartment complex will be Embrey Partners, Ltd.’s first development in the Nashville area in 26 years. Much of the interest in developing in the area stems from the job growth in the Williamson County area, according to Brad Knolle, the senior vice president at Embrey Partners.
The Artessa complex will consist of mostly one- and two-bedroom apartments, though there will be some three-bedroom units as well. The Franklin Artessa will be modeled after the original Artess development in San Antonio, but will have its own unique look. Greg Gamble, the Artessa’s development planner, describes the project as Class-A style apartments and ensures that the architecture will reflect the Middle Tennessee style.
However, the plan still needs to be approved by Franklin city leaders. Currently, the property is zoned for commercial use and will need to be rezoned to accommodate the Artessa’s residential nature.
Gamble does not have proposed rental costs for the units, but the Greater Nashville Apartment Association recently released average numbers. Franklin’s average rent is $1,085, which is second only to the West End/downtown Nashville area in highest average monthly rent prices.
