12South is gearing up for a big year ahead filled with lots of changes and new developments! As if the new 12South Flats development, which we blogged about here and here, wasn’t enough, another mixed-use development is headed to this trendy, popular Nashville neighborhood.
A local developer, Paul McRedmond, has submitted plans for a new three-story mixed-use project. McRedmond is the owner of the lot at the northeast corner of 12th Avenue and Montrose which was formerly a lawn and garden store. He purchased the lot for $68,000 in 1996.
His plans are for a residential/retail project which will sit two blocks south of the aforementioned 12South Flats, which are expected to be completed next spring.
The project will require a variance from the Board of Zoning Appeals as it exceeds the height requirement for the area. McRedmond is also asking to set the building back farther from the street than current zoning allows. Planning officials are recommending approval of that request with a wider sidewalk than submitted in the original plans.
We will do our best to keep you updated on this new 12South development.
