There may be some big changes ahead for the Midtown area near Vanderbilt University. An Indianapolis-based developer has plans to build a mixed-used development on 21st Ave. S. across from the Vanderbilt campus.
The developer has applied to the Metro Planning Commission for a specific plan zoning to allow the project to vary from already set stands in place for that area. One of the requests is to allow for towers a floor higher than what current zoning allows. The property in question includes the former Mario’s Restaurant site, the building that housed the former Nick & Rudy’s and Varsity Grille, and a Wendy’s restaurant.
The development could change the Midtown area, an area that has a reputation as being a preferred location and attracted high-end development being in such close proximity to Vanderbilt.
The development would include a hotel, The Alexander, a 209-room, world-class hotel, apartments or condos, space for restaurants, retail shops, a parking garage and a 75,000-square-foot YMCA. Costs are expected to exceed $100 million before all is said and done. The plans are expected to go before the Metro Planning Commission on Nov. 8 and Metro Council in December and January.
