This series will tell a little bit about all of the great neighborhoods that make Nashville so diverse and community driven; information about the homes found in each neighborhood and what each individual neighborhood has to offer its residents. Eclectic, up and coming and quickly growing in popularity, the formerly-known “Waverly Belmont” neighborhood has a small town, strong community base feel in the big city of Nashville. Prior to its development, farms, estates and enterprises occupied the area off Granny White Pike; today it is known as 12th Avenue South.
Victorian and Foursquare style homes were seen prevalently in the area. Around the year 1900, the area began to develop into a business district when land companies built a streetcar line out the Pike and laid out adjoining subdivisions. By 1920, Belmont Baptist Church, several commercial buildings, a blacksmith shop and the Clemons Elementary School had joined new houses on Granny White. During the 1940s, a plethora of stores began to pop up in the existing neighborhood. Among the new stores were groceries, drugstores, gas stations, icehouses, taverns, and bookstores. These new stores added to the already existing school, church, and commercial buildings and are what began to bring more attention to the 12South neighborhood.
Throughout the 50s through the 70s, growth in this neighborhood came to a halt due to the growing trend of suburban living. To fight the trend, efforts were made to reinvigorate the community. In September of 1957, teachers, parents, and students integrated Clemons School. In the 70s, Sunnyside Neighbors addressed crime and
affordable housing. In the 90s, 1221 and Hawkins Partners, MDHA, and local entrepreneurs in the area developed a new and improved vision for the blighted community. Two people heavily involved in the revival of this community are Joel
Solomon and Mark Deutschmann. They, among others, saw a great investment opportunity and realized not only the possible financial returns but also an increase in jobs and community improvement. Because of their efforts, the past years have been dedicated to creating a “new” 12th South district while preserving its roots and historic nature.
Today, it is obvious to see that the hard work put in to the 12th South neighborhoodhas paid off. It is one of Nashville’s most popular and trendy communities. The streets are lined with some of Nashville’s best restaurants and shops. Highlights include Las Paletas innovative popsicle flavors, The Frothy Monkey funky coffee house, Burger Up and Mafiaoza’s infamous Two-for-One Tuesday pizza and drink specials. Most homes are still historic in nature: craftsman bungalows, tudors, cottages, and some four squares. Recurring events include a free end-of-summer concert series in local Sevier Park and a historic Neighborhood Home Tour in the spring that opens the doors of homes that have been around since Granny White herself moved to Tennessee in the early 1900s.
