Despite controversy and mixed feelings, developers are moving forward with a new mixed-use development in the 12South neighborhood. The development will be going up on the sites formerly vacated by Middle Tennessee Roofing Company, Blackbird Tattoo and Gallery and Rumours Wine Bar.
Site inspections and work will begin this week and the project is currently slated to be completed in April 2013. 12South Flats will have approximately 90 rental apartment units and 9,800 square feet of ground floor retail. Parking is an area that has been met with a lot of concern and worry and the project managers explain that they are doing all they can to make sure this is a non-issue. Parking for the retail units will be located behind the building and will flow to the front sidewalks, encouraging pedestrian traffic. In order to create a more pedestrian-friendly environment, the sidewalks will be widened, street trees will be planted and the streetscape in general will be updated to be more enjoyable for those walking. There will also be an underground garage for residents of the 12South Flats. In total, there will be 148 spaces, 40 percent more than what is required by Code.
The structure will be four stories total, with the ground floor home to retail spaces and restaurants, and the top three rental apartments. While no leases have been signed yet, there will be space for a nice size, sit-down style restaurant with outdoor seating, another smaller eatery and several retailers. The apartments will be one-bedroom units, comparable in size and price to similar style units found in the Midtown/Gulch area.
