		<title>13.5 Mile Gas Pipeline Coming for Southern Davidson County in Nashville</title>

		<description><![CDATA[Piedmont Natural Gas recently announced plans to begin construction of a new gas pipeline in Southern Davidson County in Tennessee. ]]></description>
			<content:encoded><![CDATA[<p><a href="http://nashvillecitypaper.com/content/city-news/piedmont-natural-gas-plans-135-mile-pipeline-southern-davidson-county" target="_blank"><img class="alignleft size-full wp-image-5832" title="PNG_color" src="http://www.nashvilleonthemove.com/wp-content/uploads/2012/02/PNG_color.jpeg" alt="" width="549" height="194" /></a>Piedmont Natural Gas announced recently plans to construct a new pipeline in Davidson County.</p>
<p>The new pipeline will stretch 13.5 miles across the southern part of Davidson County. Letters went out to residents in early February, notifying them of a land survey that Piedmont is going to perform. Land surveys will include taking core soil samples. Survey work and land acquisition is set to begin immediately.</p>
<p>Piedmont says the new pipeline is required to remain in compliance with new gas pipeline inspection and safety standards set by the Federal Department of Transportation. The new line will run from an existing line near Shire Drive to Piedmont&#8217;s regulator station near Chickering Road.</p>
<p>The construction of the pipeline does not have a date set for beginning yet, but Piedmont expects all work to be finished in 2013.</p>

The real estate market all across the country has taken a whipping over the past several years, but recent market trends seem to suggest a rebound in certain areas.  <a href="http://www.nashvilleonthemove.com/" target="_blank">Nashville real estate</a> trends, for example, show home sales from the last quarter of 2011 up a significant percentage from the last quarter of 2010. For the month of December 2011, home closings were up more than 18% from the previous year&#8217;s reports.</p>
<p><a href="http://www.nashvilleonthemove.com/" target="_blank"><img class="alignright size-full wp-image-5693" title="15-natural-wood-front-door-designs-to-inspire" src="http://www.nashvilleonthemove.com/wp-content/uploads/2012/02/15-natural-wood-front-door-designs-to-inspire.jpeg" alt="" width="360" height="413" /></a>In fact, December marked the sixth month in a row of increasing home sales. This is encouraging news, especially given the facts that area mortgage rates are at record lows and <a href="http://www.apartmentfinder.com/tennessee/nashville" target="_blank">Nashville apartments</a> are hitting growing rental rates. All of these factors could be major parts in driving prospective buyers into the scene in early 2012.</p>
<p>Though closings are up from a year ago, total home sales are still struggling to catch up with levels seen at the height of the so-called &#8220;housing bubble&#8221; that occurred from 2003-2007. Looking back at Nashville real estate trends from the middle of 2006, for example, numbers show the year began with homes sales near 2,000 closings per month, and rose sharply to 4,000 by the middle of the year. Closings in Nashville have not since returned to those levels. In contrast, the highest levels of closings in 2011 topped out at just under the 2,000 mark.</p>
<p>Median home sale prices in Nashville have been holding fairly steady over the past three years, hovering around $150,000. Home prices rose slightly in the middle of 2011 and fell in the last part of 2011. When compared to prices in the last quarter of 2010, price per square foot of Nashville homes for sale rose by 30% to reach $149 per square foot. This is encouraging news for sellers, and with the median home price for a three-bedroom still sitting around $137,500, buyers are still in a good position.</p>
<p><a href="http://www.nashvilleonthemove.com/"><img class="alignleft size-full wp-image-5692" title="start=136" src="http://www.nashvilleonthemove.com/wp-content/uploads/2012/02/start136.jpeg" alt="" width="400" height="600" /></a>Compared to other areas of Tennessee, buying real estate in Nashville is considerably more expensive than other markets. Though that has always been the case, it doesn&#8217;t mean home buyers are hard-pressed to find affordable <a href="http://www.nashvilleonthemove.com/listings/" target="_blank">listings</a> in Nashville city limits. The most expensive house currently on the market in Nashville is a six bedroom, nine bathroom mansion listed at $19,500,000 for 20,533 sq. ft. This house is the grand exception, not the general rule. The average home in Nashville is listed for far below even the $200,000 mark.</p>
<p>The entire country has been in a state of recovery from the foreclosure crisis that impacted millions of Americans since it began in 2007 and Nashville is no exception. By the middle of 2011, the national foreclosure rate was hovering around 3.5%, while Nashville had a rate of just 1.84%. Though this number is far below the national average, the number is actually a half-percent higher than it was during the same period during the previous year. In December 2011, the foreclosure rate for the entire country dropped by 9%, bringing the nation&#8217;s foreclosure levels to their lowest point since the crisis began.</p>

			<content:encoded><![CDATA[<div><span id="internal-source-marker_0.5871550841256976">The Belmont Mansion, which was previously known as Acklen Hall, Belle Monte, Belle Mont or Belmont, is one of Nashville’s most well-known mansions.</p>
<p><a href="http://belmontmansion.com/"><img class="alignright size-full wp-image-5659" title="Belmont Mansion, Belmont University" src="http://www.nashvilleonthemove.com/wp-content/uploads/2012/01/Belmont-Mansion-Belmont-University-medium1.jpg" alt="" width="375" height="249" /></a>The Belmont Mansion came to be because of the life of one woman, Adelicia Hayes Franklin. In 1849, Adelicia married Joseph Alexander Smith Acklen, a young attorney from Alabama and immediately after they wed, they began construction of Belle Monte on 180 aces in Davidson County. Belle Monte was completed in 1853 as an Italian villa style summer home, a perfect hideaway for the couple from Adelicia’s seven Lousiana-based cotton plantations.</p>
<p>Together the Acklen’s built, furnished and landscaped Belle Monte, which quickly came to be known as one of the most elaborate antebellum homes in the South with 36 rooms and 19,000 square feet.</p>
<p><a href="http://belmontmansion.com/" target="_blank"><img class="alignleft size-full wp-image-5660" title="Small-Study-1" src="http://www.nashvilleonthemove.com/wp-content/uploads/2012/01/Small-Study-1.jpeg" alt="" width="448" height="320" /></a>The estate contained multiple buildings, with the mansion sitting proudly atop a hill. The mansion’s balconies were covered with cast iron railing and trim to protect the home and windows from the sun and on the roof of the home was found a 10-foot octagonal cupola which vented the house in the summer months as well as provided an astronomical observatory for star-gazing in addition to a million-dollar view of the estate in its entirety and the greater Nashville area. Beside the home was a guest home and art gallery (which had a corrugated glass roof), with the guest home containing several rooms and even a bowling alley!</p>
<p>The elaborate style that the Acklen’s enjoyed didn’t stop with their home, the grounds were also done up lavishly, with gardens, conservatories, an aviary, lake and even a zoo. Inside the conservatories, tropical fruits and flowers including camellia japonica, jasmine, lillies and cacti could be found. The zoo was truly a zoo, with animals ranging from bears to birds, alligators to deer and peacocks to owls.</p>
<p>Despite a two-week occupation by Union General Thomas J. Wood prior to the Battle of Nashville, the Belmont Mansion and its contents went undamaged during the Civil War. Only its grounds, which housed 13,000 Union troops for two weeks in December of 1864, suffered damages.</p>
<p><a href="http://belmontmansion.com" target="_blank"><img class="alignright size-full wp-image-5661" title="Mansion-with-tulips-04" src="http://www.nashvilleonthemove.com/wp-content/uploads/2012/01/Mansion-with-tulips-04.jpeg" alt="" width="292" height="448" /></a>Following the war, Adelicia and her four children traveled to Europe where she continued to grow her large art collection. There she added five major marble Roman statues.</p>
<p>In the months before her death, Adelicia sold the mansion and estate to Lewis T. Baxter for $54,000. In 1890, it opened as a women’s finishing school which soon merged with Ward’s Seminary and in 1913, was renamed Ward-Belmont. Decades later in 1951, the Tennessee Baptist Convention purchased the school and created Belmont University, a four-year, coeducation college. Several years ago, in 2007, Belmont University separated from the Tennessee Baptist Convention and today remains a growing university in Nashville.</p>
<p>Today the mansion continues to stands tall and acts as a museum on the campus of Belmont University, where its history is shared through daily tours. Four sculptures from Rome still remain in the mansion today, as well as the original gilt frame mirrors hanging over the original marble mantels. The gardens remain kept as part of Belmont University’s grounds and the 105-foot water tower remains on campus as a Bell Tower for the school. In 1971, the Belmont Mansion was placed on the National Register of Historic Places.</p>

<p>The Nashville Chamber of Commerce recently unraveled a $130,000, year-long campaign with the above tagline to continue riding the waves of <a href="http://www.nashvillescene.com/pitw/archives/2011/07/08/forbes-nashville-is-no-3-boom-town-in-country" target="_blank">Forbes&#8217; ranking Nashville the No. 3 Boomtown</a> in the U.S. last year.</p>
<p>Using billboards, the Chamber of Commerce hopes to remind Nashvillians and tourists alike that life and business is going strong in Nashville&#8211;so good that 168 business relocated to Music City in the past three years, bringing over 8,000 jobs with them to Middle Tennessee.</p>

<p>This year&#8217;s show will be hosted by LL Cool J and have awards presented by hot names including Lady Antebellum, Marc Anthony, Ryan Seacrest, Dierks Bentley, Miranda Lambert, Drake, Gwyneth Paltrow, Jack Black, Fergie, and Ringo Starr.</p>
<p>This year&#8217;s performances are sure to not disappoint, either. Those who have been announced as performers include Jason Aldean and Kelly Clarkson, Taylor Swift, Clen Campbell with The Band Perry, Katy Perry, Adele, Bruce Springsteen and the E Street Band, Nicki Manaj and Tony Bennett with Carrie Underwood.</p>
